New to Property Management? Tips When Returning Security Deposits

Are you new to Houston Property Management? Or a Landlord not sure of the steps to returning a security deposit. Area Texas Realty & Management tips for returning security deposit can help you as the property manager in Houston to protect yourself, your tenant and your property.

  • Do you know the return time limits for your State?- Each state has specific security deposit return timeline.   In Texas property managers or landlord have 30 days from the day the tenant moves out. If security deposit is forfeited the property manager has 30 days to fill out a Security deposit authorization form. This protects the landlord or property manager from a possible court case due to your lack of notice to the tenant.
  • Take Pictures - Most property management companies in Houston have an inventory condition form given to the tenants at move in. This can protect you and the tenant. However, an inventory condition form can be overpowered in a court room by the tenant. You need proof of the condition of the home before move in and after move out. When the tenant moves out do a walk-through of property and take pictures of the damages.
  • Don’t estimate cost - Schedule a walk-through the day tenant moves out and proceed with repairs beyond normal wear and tear. Always keep all receipts and attach to your itemization of security deposit.
  • Forwarding Address - Always request a forwarding address at time of move out. If tenant does not provide forwarding address within 30 days after move out date, security deposit may be forfeited. Always send the deposit certified mail so you can have a receipt that it was delivered.
  • Beyond normal wear and tear – Only items that are beyond the ordinary wear of the property can be deducted.   We have listed a few examples damages beyond normal wear and tear; burned or stained carpet, large holes in the walls, large stains on the walls, burned out light bulbs, trash left behind and excessively dirty.
